Property Developers -- New Build & Off-the-Plan

Art for New Build and Off-the-Plan Apartments

I am Leah Justyce. I supply original artwork across new build and off-the-plan apartment developments -- one consistent palette, from the show apartment through to every unit.

Beyond the show apartment

Many developments budget for art in the show apartment or display suite and stop there, leaving every other unit to the owner or tenant to sort out. For a project that wants a consistent, designed look across the whole building -- not just the one unit buyers tour -- original art briefed at the development level solves that in one process rather than unit by unit.

How the process works

It starts with the commission enquiry form below. I contact you directly to discuss the project -- the palette, the decor style, the unit count, and the kind of art you want, whether that is abstract, seascapes, abstract portraits or florals. Once we have a direction, I create digital mock-up artworks, and the final pieces are painted to match those mock-ups once approved. A deposit is paid before any painting begins.

Brief it at the concept stage, not at handover

Art works best on a development when it is briefed at the same point as joinery, lighting and furniture -- not left until handover, when there is no runway left for a proper brief, mock-up approval and production cycle. Engaging early removes the pressure that otherwise forces a rushed, generic choice right before settlement.

Capacity, sizing and price

In acrylics, I can produce up to 30 original framed works in eight weeks without compromising quality, to one consistent palette across the full collection. Artworks are sized to the space, not a fixed stock size -- a single piece at 200 x 150 cm, or a triptych of three works each at 150 x 100 cm, for example. As an example of price only, a 100 x 100 cm original, framed in a float frame and delivered ready to hang, is $3,500 AUD.

Frequently asked questions

Can art cover a whole development, not just the show apartment?

Yes -- up to 30 original framed works in eight weeks to one consistent palette, across a show apartment, display suite and multiple units.

How early should art be briefed?

At the interior concept stage, alongside lighting and furniture, so there is time for the brief, mock-up approval and production.

What does it cost at volume?

Every piece is sized to the unit, not a fixed size. A 100 x 100 cm original at $3,500 AUD per piece is a price example only -- the real price is confirmed for your actual unit sizes and count at the brief stage.

How is delivery handled for a multi-unit handover?

Delivery is staged or sent as one shipment, timed against your construction or handover schedule, after a deposit is paid on mock-up approval.
